How To Sell A Luxury Beachfront Property

Jesse Obrien

If you are a real estate or if you are a private owner that is trying to sell a luxury beachfront condo, you want to try to sell it for as much money as possible in as little amount of time as possible. Because luxury properties are unique for people to buy and there is a small clientele that will be interested, there are a few things that you can do to help you speed up your entire process. But what exactly are the things that you can do? This article will take a closer look and see. Are you ready to learn some more? If so, then read on.

Reach Out to People Who Rent In that Area

One of the things that you can do is try to tap into the market in your area. If there are families or people who tend to rent in the same building year after year for a vacation, then they may be interested in buying. Reach out to the head of the condominium and see they can send out an email to people who rent vacation properties for them. Typically, these people have enough money to rent from a luxury building already and so they may just be interested in making a big purchase.

Have It Staged For Pictures

Just about everything is done online these days and real estate is no exception. When it comes to luxury real estate in particular, a lot of people will make purchases without actually seeing the house in person because they live abroad. Because of this, it's important that your pictures say it all. Not only do you want to have pictures taken by a great photographer, but you'll want to have the house professionally staged as well. A professional stager will come out to the condo and stage it with furniture, accessories, artwork, rugs, and decor; that way it really comes to life in photos.

Host a Beach Bonfire for Realtors

If realtors in the area know about your property, they can help you find the right buyer. One way to get realtors excited about a new listing is to throw a party to introduce them to the luxury beachfront condo that you are selling. Because it's on the beach, consider hosting a big bonfire for everyone to hang out on the beach and enjoy drinks. Also, while they are there, they can come inside of the condo and take a look around; that way, they can go back and tell their clients all about it.

Keep these tips in mind when you are wondering how you can sell a luxury beachfront condo.

About Me
Basics of Property Management: Screening Potential Tenants

For the last several years, I've used a property management firm to help with my rental properties. One of the tasks that they handle for me is screening applicants who would like to move into one of my vacant units. Their expertise has helped me lower my tenant turnover and find people who want to stay with me for years. Part of the process is a tenant screening credit check. Before any further contact takes place, my manager orders credit reports from at least two agencies. That is enough to tell us if an applicant is a good financial risk. Assuming the references work out, I meet the candidate and make the final decision. If you own rental properties, let me tell you more about the benefits of having a property manager. I'm betting you'll find this type of arrangement will work for you too.
