Three Key Points To Selling Your Home Quickly

If you are looking to put your home on the market, you don't need to feel like you have to do a major home makeover in order to get your money's worth. In fact, if you put thousands of dollars into updating your home, you are not likely to get your money back. Instead, you need to focus your energy on what is necessary to attract buyers before you tell an agent to sell my house.

The Exterior Is King

You might think that the interior of your home is a hidden gem, but if the outside of your home looks like the house that time forgot, buyers will be biased against your home before they ever reach the door. Thus, you need to do what you can to make the exterior of your home look inviting. For example, you should keep your grass trimmed, prune trees and bushes, plant flower gardens, and consider redoing the paint on the exterior of your home. You don't necessarily have to do a huge project; just make sure your buyers don't see a mess and hours of back-breaking work when they walk up to your house. 

Lighting Makes a Difference 

Whether you have large rooms inside your home or not, lack of proper lighting can make the interior of your home look cramped and cave-like. You may need to install more fixtures, but sometimes all it takes to make the interior of your home look bright and inviting is to change out your old bulbs for high wattage bulbs. Again, you should not feel like you need to redo all of the wiring inside your home. Instead, choose the rooms that tend to stay dark, and do what you can to lighten them up. 

Maximize Space

When you show your home, you want your home to come across as a blank, spacious canvas. Thus, you should remove personal touches, reduce clutter, remove some furniture, take out half of the clothes in your closets, and otherwise make your home look open and inviting. You may have to put many of your personal belongings in storage in order to open up your home, but a crowded home can chase buyers away. 

When you put your home on the market, you cannot take it for granted that your home will eventually sell. Instead, you should take an aggressive but targeted approach to preparing your home for the market. A little effort in the right areas can make the difference between selling your home or getting stuck.

For the last several years, I've used a property management firm to help with my rental properties. One of the tasks that they handle for me is screening applicants who would like to move into one of my vacant units.
