Tips For Preparing Your Home To Be Listed For Sale

Jesse Obrien

You do not want to wait until after you have signed papers to have your home listed for sale. This is because you will want to give yourself the best shot at quickly selling your home and for the most money possible right from the start.

Hire A Landscaper To Improve The Look Of Your Property

This is not to say that you're going to have to continue to work with a landscaper every week. Simply hiring one for the redesign and initial planting work will be sufficient. You should then have no problem keeping up with the mowing, trimming, and weed pulling. Explain to the landscaper that you are about to list your home for sale so you want your yard to look as impressive and inviting as possible. You may find that new flower beds are added, decorative trees are planted, and new mulch or stone is put in place.

Place Your Extra Belongings In A Rented Storage Unit

You want to make the interior of your home warm and inviting as well. You do not want it to be cluttered with a lot of stuff. Therefore, if you have collected a lot of things over the years, you will need to remove them from the home while you have it listed for sale. Not only will the open space allow potential buyers the chance to really see themselves living there, you will not have to worry about anyone stealing small valuable things of yours. The best place to store your personal belongings during this time would be in a rented storage unit. All of it can stay there until you are ready to move into your new home.

Give It A Neutral Color

If you have put a lot of your personality in the color themes within your home, you may want to consider changing it before you begin to have potential buyers walking through your home. The reason for this is because not everyone may enjoy the same colors as you do and that might turn some people off from the idea of purchasing your home because of that. While they can certainly paint the walls the color of their choice, many buyers want a home that does not need to be worked on when they move in. Simply painting all of the walls in your home, and the exterior of your home, a neutral color would be best. If you do not have the time to paint everything, you could always hire a painting contractor to do it for you.

When you take action to prepare your home to the best of your ability, you will find that the entire selling process is going to be much easier than you might have originally thought. Contact a real estate company like South Florida Property Team if you need help selling your home.

About Me
Basics of Property Management: Screening Potential Tenants

For the last several years, I've used a property management firm to help with my rental properties. One of the tasks that they handle for me is screening applicants who would like to move into one of my vacant units. Their expertise has helped me lower my tenant turnover and find people who want to stay with me for years. Part of the process is a tenant screening credit check. Before any further contact takes place, my manager orders credit reports from at least two agencies. That is enough to tell us if an applicant is a good financial risk. Assuming the references work out, I meet the candidate and make the final decision. If you own rental properties, let me tell you more about the benefits of having a property manager. I'm betting you'll find this type of arrangement will work for you too.
